What a master plan actually tells you
A master plan is the single most useful document in a large residential project, and the one most worth waiting for. It shows how the land is actually used — and that determines daily life far more than an amenity list does.
Density and spacing
3,200 apartments across 50 acres works out to 64 homes per acre at the gross level. That is a meaningful number, but it means little until the master plan shows how much of the site is built footprint and how much is open. Two projects with identical density can feel completely different depending on whether towers are spread evenly or clustered to free up landscape.
Tower placement and outlook
What your windows face is decided here, not in the floor plan. Check the distance between facing towers, whether living rooms look onto landscape or into a neighbouring balcony, and how the blocks are oriented against the afternoon sun.
Circulation and parking
Where vehicles enter, where they park, and whether pedestrian routes cross driveways — all visible on the master plan. In a township of this size, badly planned circulation is felt every single day.
Amenity placement
A clubhouse is an asset if it is a two-minute walk away and a nuisance if its party lawn backs onto your bedroom. The master plan is where you find out which.
Phasing
Large projects are usually built in phases. If you buy in an early phase, you may live beside construction for years; if you buy late, the amenities may already be running. Phasing for this project has not been announced.
None of this can be assessed yet for Sobha Hennur Road, because no layout has been issued. Any site showing a master plan for this project today is showing something the developer has not published.
